Initial situation: Tradition meets responsibility

The STINAG Stuttgart Invest AG is a company steeped in tradition with over 150 years of history. Originally founded in 1872 as Stuttgarter Hofbräu AG, the company evolved over time into a pure real estate holding company. Since 2012, STINAG has focused entirely on building, developing, and optimizing a broadly diversified real estate portfolio.

This portfolio reflects the diversity of the real estate industry: commercial buildings, office buildings, hotels, senior and care facilities, and modern micro-apartments form the core of the portfolio. The geographical focus is on the southern German region. In addition to pure portfolio management, the company also focuses on project developments and targeted portfolio acquisitions to secure and further expand the portfolio in the long term.

Sustainability has always been a central theme for STINAG, although for a long time it was more in the form of isolated measures. For example, a large proportion of the properties were connected to the district heating network at an early stage, and all lamps were converted to energy-efficient LED technology. However, with the growing social and political focus on sustainability and Corporate Social Responsibility (CSR), the requirements also increased: legal requirements became more complex, business partners placed higher expectations on transparency, and internal processes had to be professionalized and strategically aligned.

The biggest challenge was to manage these diverse requirements in addition to the ongoing day-to-day business. It became clear that individual measures are no longer sufficient – a strategic, structured approach was required.

02The decision

Against this background, STINAG AG decided to cooperate with CSR Tools in 2024. The decisive factors were above all four points:

A striking example is the implementation of the Double Materiality Assessment using the Materiality Master. Thanks to the structured data collection, STINAG was able to not only make the process efficient, but also significantly improve the quality of the content.

Looking ahead: Sustainability as an ongoing task

STINAG AG sees sustainability not as a completed project, but as an ongoing process that must be constantly developed. Both the legal requirements and the expectations of society are continuously increasing, and reporting is becoming increasingly complex. At the same time, the strategic benefits of consistent sustainability work are becoming more and more apparent.
